SellSmart Smart Car "Get Smart" Tour

It's Friday and tomorrow I will get on a plane and head to Portland to start the SellSmart Smart Car "Get Smart" Tour. Can you feel yourself getting smarter already?

I will be in Redding on Sunday to visit Ken and Shelley Gilchrist, SellSmart First Choice, and their new baby Codi Rene. The Gilchrists were last years winners of the SellSmart Dynamic Growth Award which they were presented with at last years convention.

Monday takes me to Kevin Wilson and Vince Nason's Granite Bay office, SellSmart Plus. Kevin was the recipient last year for the Top Sales Office. Starting at 9:00am we will be showing the car and demonstrating the Knockbox, so if you are near Granite Bay come see us until 12:00pm.

Monday afternoon is spent in Vacaville with Don and Donna Thompson and their whole gang at SellSmart 1st Choice.

An excerpt from our press release:

SellSmart Real Estate announced this week that they are launching their first Knockbox demo tour, traveling in a 2006 Smart Car Fortwo to tour California SellSmart offices and demonstrate the new Knockbox technology to the general public.

A subsidiary of Daimler-Chrysler, the Smart brand is the leader in the new direction of eco-friendly transportation. Sporting a compact frame and lightweight engine, the Smart Car offers an efficient mode of transportation that SellSmart Real Estate CEO Lynda Cook says “is compatible with our consumer-driven programs. We look for ways that new technology can heighten the efficiency of our business model, and expand upon the effective marketing tools we offer to our valued clients. It is the perfect car from which we can educate people about the Knockbox.” Cleck back here to find out more about the Knockbox tour schedule.

SellSmart and Knockbox UPDATED!

SellSmart® Real Estate announced at the C.A.R. Convention last week that it has entered into a license agreement with Ardell-Martin Industries to use their patent pending Knockbox™ Technology. Read the press releases for SellSmart and the Knockbox. If you are an Inman member read more here. Find Knockbox news on Engadget.

WHO WILL HAVE A KNOCKBOX?
Distribution is scheduled to begin in July, however SellSmart agents have already begun placing orders. If you are a SellSmart broker or agent you can download an order form here. Initial pricing for the Knockbox, in its current configuration, is $250 per listing. UPDATE: The newest version is now available at a reduced price of $150 per listing. Please order early to avoid inventory delays.

The Knockbox is currently available to all SellSmart Real Estate brokers and agents, through a corporate license agreement. You take pictures of the home you want to appear on the Knockbox, post them to your web site and we do the rest. We create a page on the Knockbox featuring the home, send it to you with a sign rider, you set it up at the home. It couldn’t be easier.

WHAT IS A KNOCKBOX?
The Knockbox is a wireless device that is simply plugged into an AC outlet at a home for sale. Once booted, the Knockbox serves up a web page from its internal drive, which is viewable from any WiFi capable device. A buyer would connect to the wireless local area network (WLAN) created by the Knockbox; the network name is the same as the address of the home. The buyer then opens a browser window and enters the IP address of the Knockbox, 10.0.1.1, into the address field of their browser, which would then load the home page for that Knockbox. The Knockbox page includes exterior and interior photos of the home, a virtual tour, floor plans, an open house schedule, extensive property data and the home’s sale price as well as contact information for the listing real estate agent. A potential buyer may download a PDF flyer with the same information as contained on the page, so that when they are out of range of the Knockbox they still retain information about the home. The Knockbox is not a HotSpot, it will not connect the user to the Internet, the user may only view the single page contained on the Knockbox.

When showing the home or holding an open house, the Realtor may provide a potential buyer with a thumb drive preloaded with their contact info, bio and other helpful reports or materials. The buyer or agent would insert the thumb drive into a USB port on the Knockbox. The Knockbox then automatically copies the same PDF flyer that may be downloaded from the web page on the Knockbox to the thumb drive, which the prospect would take with them.

A sign rider attached to the For Sale sign in the yard informs all prospects that the property has a Knockbox for them to access with their WiFi capable devices.

The cost of a Knockbox, in its current configuration, is $250 per listing. We are working on a version without the USB feature that will cost $150 per listing. UPDATE: The newest version is now available at a reduced price of $150 per listing.

GET A KNOCKBOX
Savvy consumers will benefit by affiliating with a Knockbox agent. Sellers gain access to an effective advertising tool – one that combines the efficiency of technology with the power of visual marketing. Impromptu tours are minimized, and they may experience a reduction in, if not complete elimination of, lockbox access. Buyers benefit by having 24/7 visual access to the property. They also appreciate the anonymity and privacy they will experience by not becoming the target of call capturing devices. The Knockbox allows buyers and sellers to find each other quickly and efficiently.

Progressive agents who understand the importance of connectivity will naturally appreciate the direct access to property information that prospective buyers want. Prospective sellers are also eager and enthusiastic about the innovative marketing results that SellSmart Real Estate offers with the Knockbox.

Successful brokers realize the value of remaining ahead of the competition, and what better way than to become affiliated with a growing franchise with an outstanding business model! New brokers who are seeking a turnkey system to launch their business will benefit from SellSmart Real Estate’s consumer-driven programs. Established brokers who seek a more effective business model will benefit from the emphasis on technological innovation that SellSmart Real Estate brings to the table.

SellSmart Real Estate partners with Knockbox

SAN DIEGO, CA, June 12, 2006– SellSmart Real Estate announced at the C.A.R. Convention last week that it has entered into a license agreement with Ardell-Martin Industries to use their Knockbox™ Technology. Distribution is scheduled to begin in late July, however SellSmart agents have already begun placing orders.

A Knockbox™ is a sleek, self-contained appliance that is placed unobtrusively inside the home for sale. It contains a photographic tour, custom buyer presentation, and other important details about the property that can all be accessed without ever having to enter the home.
A Knockbox™ property will grab drive-by buyers 24/7 and provide them with an immediate tour of the entire premises. Anyone with WiFi capability will be able to obtain a tour on demand. The self-screening process allows interested buyers to view additional details about the property and access agent contact information, all from the privacy and convenience of any WiFi-capable device. A potential buyer simply connects to the Knockbox™ wirelessly and opens their web browser.

Because Knockbox™ was developed as a friendly, effective buyer tool, it in turn benefits sellers as well. The increased public exposure adds to the entire property marketing package, and enhances the agent’s professional credibility. In addition, sellers can gain the benefit equivalent of holding open house every day, with minimal interruption in their daily lives.
The partnership between SellSmart Real Estate and Ardell-Martin Industries reflects the SellSmart commitment to meeting the fast-growing consumer demand for premium service with savings. “We use technology to create efficiencies in our business model, that can then be passed on to the consumer in the savings it generates,” said CEO Lynda Cook, at the SellSmart 2006 mid-year Marketing Symposium. “We also take pride in our ability to expand the use of those technologies to enhance the total marketing portfolio that we offer to our client base.”
SellSmart Real Estate commenced franchise sales in 2004, and to date SellSmart has opened 50 locations in California, Nevada, and the District of Columbia. A privately-held enterprise, SellSmart Real Estate is widely recognized for its professional image and consumer-driven business model. The SellSmart® program provides home sellers with professional expertise throughout the entire cycle of home selling without paying the standard industry commission. Through use of innovative marketing approaches, sellers are able to realize substantially more savings.

Understanding that technology, effective marketing techniques, and an innovative business model enables them to operate more efficiently without reducing services, SellSmart has opted to pass the savings on to the consumer. “Sellers have been waiting for an alternative to traditional high commissions,” says Lynda Cook, “Our competitive low fee structure fills a long-awaited niche in the real estate industry.” In addition, although it is a leader in the discount real estate market, SellSmart remains committed to maintaining a positive relationship within the industry by continuing to respect standard commission rates with outside buyer agents.

The initial franchise fee is $12,500. Franchise offices pay a 6% royalty with no monthly minimum payment required. There are no monthly advertising or administrative fees assessed. For more information about obtaining a franchise, please call 800-919-2950 or visit the new website at www.SellSmartRealEstate.com.
